CHINO VALLEY: More Sales, Faster Closings, and Rising Prices/YES! REALLY!!!

Chino Valley & Paulden Real Estate Market Report: Summer 2026 vs. Summer 2025
The summer real estate market in Chino Valley and Paulden showed some encouraging signs of increased activity in 2026. Comparing July through September 2026 with the same three months in 2025, we see a market with slightly higher home prices, more completed sales, fewer available homes, and considerably shorter marketing times.
Perhaps the most interesting development is that sales activity increased even though buyers had fewer homes to choose from. Let's take a closer look at what the numbers tell us.
Home Prices Continue to Edge Higher
This is counter to what many people are "feeeling" about the overall market. However, it is true. The median closed sales price increased from $390,000 in summer 2025 to $395,000 in summer 2026, a gain of $5,000, or approximately 1.3%. While hardly a dramatic increase, it does suggest that home values remained relatively stable, with a modest upward trend.
The median price per square foot tells a somewhat stronger story. It rose from $245 to $256, an increase of approximately 4.5%.
These two measurements don't always move together because the size, condition, location, and type of properties sold can vary from one period to another. Nevertheless, both measures moved upward this summer.
Inventory Declines While Sales Increase
New listings remained remarkably consistent, increasing slightly from 175 in 2025 to 178 in 2026, a gain of just 1.7%. However, the average number of active listings measured at midmonth declined from 213 to 189, a reduction of approximately 11.3%.
That distinction is important. Although roughly the same number of homes entered the market, fewer homes were available for sale at any given time.
Meanwhile, pending sales increased from 143 to 152, a gain of 6.3%, while closed sales climbed from 136 to 147, an increase of approximately 8.1%.
Taken together, these figures show that the market was moving more homes through the sales process despite having less inventory available.
Homes Are Selling Considerably Faster
One of the most noticeable changes was the reduction in median days on market. In summer 2025, homes spent a median of 61 days on the market before going under contract. In summer 2026, that figure dropped to just 42 days.
That's a reduction of 19 days, or approximately 31%! This is a significant improvement in the pace of sales and one of the clearest indications that market activity strengthened compared with the previous summer.
Months of Supply Tightens
Another important indicator is months of supply, sometimes called the absorption rate. This measurement estimates how long the available inventory would last at the current pace of sales if no additional homes were listed.
In summer 2025, Chino Valley and Paulden had approximately 5.2 months of supply. By summer 2026, that figure had declined to 4.4 months.
That's a reduction of approximately 15.4%, indicating a tighter relationship between available inventory and sales activity.
Total Sales Volume Shows Healthy Growth
The total dollar volume of closed sales increased from $58,428,428 in summer 2025 to $63,027,011 in summer 2026.
That's an increase of nearly $4.6 million, or approximately 7.9%. This growth reflects the combination of higher sales activity and the overall value of properties changing hands during the period.
The Big Picture
Looking at these statistics together, the Chino Valley and Paulden real estate market demonstrated measurable improvement in sales activity during summer 2026 when compared with same period in 2025.
Prices increased modestly, more homes sold, marketing times shortened considerably, and available inventory declined. At the same time, new listings remained relatively stable.
The result was a market that moved at a faster pace than it did during the same period in 2025, without experiencing dramatic changes in median home prices.
As always, these figures describe the overall market. Individual neighborhoods, price ranges, property types, and home conditions can produce considerably different results.
